CREW LEAD – CENTRAL PLANT (Advanced Trades/Maintenance Specialist – HVAC)

DUTIES and RESPONSIBILITIES:
Oversee the operations of technical staff, performing some data entry functions, and working a minimum of half time at hands-on tasks in technical/skilled trades areas of assignment.

  1. Serve as lead to technical/skilled trades staff, assigning, monitoring and providing work direction
  2. Participate in complex maintenance, repair, and installation duties of assigned trade area, to include central heating/cooling plant, HVAC, refrigeration and associated auxiliary machinery
  3. Serve as part of an on-call program and respond to phone or pager after hours, holidays and weekends
  4. Estimate time and materials for technical/skilled trades areas
  5. Oversee  inventory of supplies and equipment to ensure adequate stock and functionality are maintained
  6. Allocate and inspect the work of assigned staff to ensure satisfactory standards and timely completion of projects
  7. Inspect and ensure periodic servicing of facilities, systems, and fixtures when necessary
  8. Perform data input and office duties in support of the computerized maintenance management system
  9. Perform preventative maintenance and repairs on HVAC and refrigeration equipment; set up recovery units, gauges, and refrigeration cylinders; perform routine cleaning of pumps, motors, chillers, boilers and related equipment
  10. Use computers to operate EMCS and  FAMIS, check email and other functions
  11. Assist in the installation and maintenance of other mechanical/electrical systems as required, such as HVAC, mechanical and electrical
  12. Participate in cross training programs with other operations and maintenance staff and
  13. Provide effective customer service

QUALIFICATIONS:
Knowledge of:

  1. Basic repair and maintenance of a variety of commercial facility systems, including basic mechanical/electrical  systems and basic construction
  2. Journey-level central plant installation and maintenance 
  3. Basic principles of supervision and training, with emphasis on work assignment and monitoring techniques
  4. Work inspection practices; procedures and methods related to area of assignment
  5. Tools, equipment, and materials relevant to area of assignment
  6. Safe work practices
  7. Inventory principles 
  8. Record keeping principles
  9. Applicable driving laws and regulations; using applicable computer hardware and software  
  10. Customer service principles

Ability to

  1. Perform journey-level trades activities using applicable tools and equipment related to area of  assignment
  2. Read blueprints, schematic drawings, and/or construction drawings
  3. Troubleshoot systems related to area of assignment
  4. Prepare and maintain a variety of reports and records, to include estimating time and materials
  5. Train, monitor workflow, review and correct the work of others in the assigned trades areas
  6. Provide general service in other mechanical/electrical areas
  7. Operate and drive applicable College vehicles, (6)  maintain a safe and healthy working environment
  8. Communicate clearly both orally and in writing in English
  9. Provide effective customer service
  10. Establish and maintain cooperative-working relationships with those contacted in the course of work, including all  groups within a diverse, multicultural community
  11. Perform heavy labor, such as moving equipment or furniture

Experience, Education and Licensing: High School Diploma or General Equivalency Degree, the ability to read and follow instructions in English, and completion of an approved technical, vocational or apprenticeship program or four years full performance level trades experience and additional lead or advanced level experience in central heating/cooling plant, HVAC or refrigeration; or, an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above.  Arizona Driver's License and demonstration of a clean driving record within the last 39 months are required.  EPA Universal Certification is required.

Physical Requirements: This position requires climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling, talking, hearing, seeing and repetitive motions.  It includes heavy work: exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of forces constantly to move objects. Employees in this position may be subjected to moving mechanical parts, electrical currents, vibrations, fumes, dusts, poor ventilation, chemicals, extreme temperatures, inadequate lighting, work space restrictions, intense noises and travel.

OTHER INFORMATION: Successful candidates must meet minimum medical requirements, as determined in a physical examination that includes a lift test.  A copy of the applicant’s Arizona Motor Vehicle Record (MVR) must be provided and be evaluated as demonstrating a clean driving record within the last 39 months prior to job offer.
